Home Information Packs (HIPs)

HIPs including Energy Performance Certificates have been implemented on a phased basis from the 1st August 2007. From 1st August 2007 packs are required for the sale of four bedroom properties and larger. From 10th September 2007, packs are required for the sale of three bedroom properties. From 14th December 2007 packs are required for the sale of one and two bedroom properties.

HIPs contain a number of key legal documents and are therefore better prepared by solicitors who understand their content. Most HIP providers will produce a HIP that will contain the least possible information. That HIP will do little to speed up and make less stressful the home buying and selling process. Here at Howards we have created a simple and effective way of producing a quality HIP quickly and competitively. We will initially arrange for the production of a quick basic HIP to allow our clients to market their property as soon as possible whilst complying with current legislation. Whilst our client's property is being marketed we will review the basic HIP and start obtaining any additional information and documentation that will be needed in order to streamline the conveyancing process.

Clients can order either a One Star Pack - including an Energy Performance Certificate or a Two Star Pack - including a Home Condition Report.

The above prices are subject to a handling fee of £75.00 for registered freehold properties and £150.00 for unregistered or leasehold properties.

The handling fee will be waived where the conveyancing is undertaken by Howards.

Please note that additional documents will be required for inclusion within unregistered and leasehold packs, which may result in additional disbursements being incurred to obtain the required documentation.

Additional charges will apply for certain properties such as listed, thatch, non-brick and pre-1900

Payment Methods

Option One

  • Pay upfront using a credit or debit card. We accept Visa, Mastercard, Maestro, Solo, JCB and Visa Electron.

Option Two

  • We offer a deferred payment method. For just £3.50 by way of an initial fee you can defer the HIPs payment for 10 months interest free on a credit or debit card.
  • Agreements can be signed on or off site.
  • The credit agreement is between HIP Payment Services and the seller.

Option Three

  • Payment by cheque - this method is restricted and strictly subject to approval, it may also delay the marketing and eventual sale of your property.
